This project is located on the northeast corner of Dewdney Trunk Road and Cade Barr Street. It will be comprised of four high-quality industrial buildings designed to accommodate many small businesses as well as a few larger businesses. These buildings will have a significant amount of glazing, architectural design, and landscaping with the intention of being a positive visual addition to the neighbourhood.
The uses which will go on the site will primarily be light industrial in nature. This includes uses such as office, warehouse, light manufacturing, veterinarian, recreational facilities (gymnastics, karate, etc.), art studio, and retail – all of which would have their operations enclosed inside the buildings. This will mitigate any disruptions to the community by way of noise, smell, or visuals.
As part of this project, the developer is donating two acres of land, which, if developed, is valued at over $15 million dollars, to be used for a new fire hall which will serve the surrounding community.
Additionally, the School District's sale of the property that was no longer in use provides significant funds to the School District which will be used to support their capital projects in Mission.
To honour the history of Cade Barr School and the contributions of Japanese people throughout Mission’s history, a Japanese Cherry Tree will be planted prominently on site, along with a plaque in commemoration of the school building which previously stood on a portion of the property.
Upon completion of construction, the building is expected to create 815 living wage jobs. This will provide residents of Mission the opportunity to work close to home and will provide the City of Mission with property tax revenue of at least $1.2 million annually.
In addition to keeping 14,000 sq. ft. of land in its natural condition (in the northeast corner of the property), environmental reports have been commission to ensure that no trees or animals are harmed by the development of this property. In order to ensure that this project fits in seamlessly with the existing community, a Traffic Impact Assessment report has been completed by a Traffic Engineer and submitted to the City of Mission. Work is continuing on this subject with the City of Mission.

Since the creation of the Cedar Valley Comprehensive Development Plan in 1996 and now more recently with the Cedar Valley Local Area Plan (CVLAP), the Future Employment Lands designation in this area has long been envisioned as a strategic opportunity to allow for local employment opportunities in Cedar Valley.
Currently, we have an application before the City of Mission which proposes the following:
Proposed zoning for the Future Employment Lands portion of the site is being sought through a Comprehensive Development (CD) Zone, which would permit a variety of low impact industrial uses and suit the specific needs of the proposed development.
